MAIN BUILDING
The main building was built in 1993 specifically as a tavern. Today, it is being rented out. If needed, the office on the top floor can be changed into a living space. 
The main staircase leads from the lobby to the banquet room and reaches the bar. There is a made by Saaremaa smiths majestic chandelier, which is hanging below the ceiling as a crown. The banquet room is on two levels, the spiral staircase leads to the balcony. Downstairs there are toilets for visitors and a cloak room. 

The sound equipment has been recently upgraded and good speakers were mounted. The kitchen is fully equipped with furniture and appliances needed for providing food services to individual guests, groups, or catering clients. On the basement level there are boiler room, storage rooms for goods, staff changing rooms and washroom, there are also a large boiler and additional refrigerators.

OUTBUILDING / SHED
Behind the Tavern there is a wooden shed for storing outdoor equipment, furniture, tents and firewood.

REGIONAL DEVELOPMENTS
There are many vacationers driving via Keila-Haapsalu highway in direction to Padise, Nõva, Noarootsi and Haapsalu. The growing group of target customers with good purchasing power is personnel from NATO air base in Ämari, who often drive past Maeru tavern. By making an attractive menu offers to them, it is possible to create a group of loyal regular customers. 

Every now and then there are sporting events held in the area of Vasalemma quarry (rallycross, traiel, etc.), which visitors can be attracted by special offers to the tavern too.

The closest town Keila presents a good opportunity for the tavern to become for its residents (about 10k) a popular venue for the evening events. Due to the proximity of Tallinn, Keila lacks live music restaurants. Maeru tavern has been a favourite place for Keila residents in the early years.

FACILITIES
The water comes from the local bore well (of good quality).
Local sewage consists of three wells (emptied 1-2 times a month).
Electrical grid 80 A, switchboards have been replaced last year and drawings were ordered.
Alarm system is connected to G4S security board.
An automatic fire alarm system is also connected to G4S.

ROADS AND PARKING
The tavern is accessible via gravel road in a good condition. The available parking lot is big enough to fit several dozens of cars. Transport connection is very good due to the nearby bus routes, the bus stop is about 200 meters away.

BUILDING INFORMATION
Load-bearing walls of the main building are constructed from aerated concrete blocks and insulated with wool up to the windows. Corrugated metal roofing is wool insulated too. The windows are partially replaced with double-glazed windows, however, there are mostly wooden double framed windows in the building. The floors are covered with stone tiles. 

HEATING
The main building is heated by the wood fuelled boiler, also, there is a heated floor in the washroom. Firewood can be brought in from own forest.

VENTILATION
The ventilation system is available only in the kitchen.

ADDITIONAL INFORMATION
If desired, the buyer can get a Maeru tavern website, which needs updating, but the domain is working.
