The Pikaliiva apartment buildings are situated close to Lake Harku, surrounded by greenery, in a rapidly developing part of Tallinn far from the hustle and bustle of the city centre. Adding to the value of the homes is the quiet neighbourhood, untouched by heavy traffic, which not only boasts the aforementioned lake but also a number of health tracks and stretches of forest perfect for adventures. At the same time, the Rocca al Mare entertainment and shopping district, Järveotsa and Õismäe secondary schools, the Rocca al Mare School, a kindergarten and a wide range of sports facilities are all within easy distance.

Of the 300 apartments being built as part of the development, two blocks will be erected during the first stage of construction – Pikaliiva 18 and Pikaliiva 20 – offering 66 apartments in total. The apartments will have from one to four rooms and range in size from 34-84 m2.

Courtyards with lighting and a variety of landscaping will be constructed for the new residential district, as will playgrounds. Adding character to the rendered finish of the apartment exteriors will be the brick veneer used on the ends of the buildings. Every apartment will have its own balcony, while those on the 1st floor will enjoy a spacious terrace. The buildings will have a lift, personal storerooms and a shared space for the storage of bicycles and baby carriages. Parking spaces will be provided around each building for residents’ vehicles.

The energy efficiency class of the Pikaliiva buildings as designed is B. The load-bearing structures of the building will rest on reinforced concrete pile foundations. The external walls will comprise 190-mm thick, fully concreted concrete stones. The internal walls between all apartments and between the apartments and stairwell will be made from 240-mm thick, fully concreted concrete stones in order to ensure greater sound-proofing. Bathroom walls and communication shafts will be made from lightweight blocks. The apartment building will be gas-heated and have its own gas boiler. The apartments will boast convenient, energy-saving underfloor heating, while the stairwells will have radiators. The building will be fitted with a central supply air and exhaust fan system. In the construction of the buildings the emphasis is on soundproof walls between apartments and boosting the heat-retaining abilities of exterior walls. Windows on the south-facing sides of the apartment buildings will be fitted with glass with a higher sun protection factor, which in summer will help protect against excessive heat.

The apartment building will have single-frame, triple-glazed plastic windows. The front doors of the apartments will feature stained nobel veneer, while the door handles will come with a similar veneer. The interior doors will feature a smooth timber-veneer finish. The floors in the living areas will be covered with natural parquet, while the walls and floors in the bathrooms will feature high-quality ceramic tiles. Home-buyers will be able to choose between six different interior finish packages, the selection of materials in which has been carefully considered so that everyone, however wide-ranging their tastes might be, will find something to their liking.

Every apartment will be technically ready for the installation of security equipment. Intercom systems will be installed in the apartment hallways. Power points for home cinema speakers will be provided in the living room in the main TV viewing position and in the wall opposite.
