Uus-Veerenni is the largest site of all-in-one residential development in central Tallinn. It is situated in the quiet suburb of Veerenni in a logistically ideal location, just a short walk from the heart of the city, close to public transport and with easy access from Veerenni, Vana-Lõuna and Tehnika streets. Over the next decade we will be constructing almost 50 new residential buildings on the Uus-Veerenni site and providing them with a living environment that has everything you need: courtyards, parking spaces, playgrounds, streets and alleys within the quarter itself and small commercial spaces, including a kindergarten for local toddlers.

Construction will begin on the Veerenni Street side, with the first buildings due to be completed next to the Baltika quarter by the end of 2019. The 12 apartment buildings comprising Stage 1 of development will be constructed around a landscaped and well-lit central courtyard featuring recreational and barbecue areas, pergolas and a children’s playground, all designed by KINO’s landscape architects. The planning of the courtyard will allow residents of all ages to enjoy the park-like greenery without getting under one another’s feet, including chilled evenings barbecuing with friends and fun times at the playground. Parking will be underground, as a result of which everyone can walk around and spend time enjoying the almost exclusively car-free environment.

The buildings being constructed during Stage 1 of the development will be home to 137 apartments and eight commercial spaces. Based on calculations, the energy efficiency of the buildings will meet low-energy requirements (class B).

The plans and interior finishing of the Uus-Veerenni apartment buildings were devised by Merko in cooperation with interior architects Ahti Peetersoo and Eerik Olle. A total of seven living area interior finish packages and six wet area interior finish packages are available. All of the packages have a unique look but can be easily combined with the other options on offer. Finishing materials of the highest quality are available in a range of styles, from classic to modern – there is something to suit every taste.

Water-based floor heating ensures a pleasant internal climate and can be adjusted in each room. Effective air exchange and healthy air within the rooms are guaranteed with an apartment-based heat-recovery forced ventilation system.

The load-bearing framework of the buildings is poured monolithic reinforced concrete posts and walls in the underground area and the monolithic inserted ceiling linking them. The load-bearing framework of the above-ground floors is prefabricated triple-layer reinforced concrete elements. The walls between the apartments are reinforced concrete panel walls. All of the buildings have triple-glazed, single-frame timber and aluminium windows, while the external doors are fireproof veneer-covered timber doors. The balconies and loggias of the apartments feature glass railings. The loggias in the 1st-floor apartments have no railings, instead opening out onto spacious terraces.

All of the Uus-Veerenni apartments are constructed according to the principle of ‘smart buildings’, which means that access, the internal climate and reading of meters is automated. The standard ‘smart building’ installation includes heating and ventilation controls, video phone monitoring and reading of electricity and hot and cold water meters. All of these features can be controlled and monitored via the screen in the apartment or online.

In order to create a safe and secure living environment, every apartment will feature a localised security system that can be connected to manned security services. An intercom system is to be installed in each apartment providing both sound and images – a panel with call buttons by the external door of the building and a screen in the entrance of the apartment via which residents can speak to visitors and buzz them in.

The courtyard will feature a video security system via which you can keep an eye on cars coming in and out of the garage, bicycles parked in the courtyard and children having fun in the playground.
