Exterior

The façade of the building has a unique stepped solution, with recessed parts in darker tone (grey) and projecting parts in lighter tone (white). Furthermore, the exterior walls of the 2nd floor are recessed compared to the exterior walls of the 1st floor to emphasise the stepped effect of the façade.

Building structures

The load-bearing frame of the building is constructed using lightweight concrete and concrete blocks and concrete panel inserted ceilings. The load-bearing structures are supported by spread footing of reinforced concrete.
Exterior walls are insulated with expanded polystyrene (200mm) and finished with thin plaster.
The building has a flat roof with 300mm to 400mm of insulation, depending on storm water slopes.
The non-load-bearing interior walls of the building have been designed as plasterboard walls on a 66mm metal frame (one layer of plasterboard on both sides, with sound insulation wool in between).
The terrace floor will be covered with wooden boarding.
Exterior windows are triple-glazed windows with plastic frames.

Interior finishing

The room floors of the building will be covered with wood parquet. The floors of entranceways and wet rooms will be tiled.
The walls of wet rooms will also be tiled, while the walls of other residential rooms will be smoothened and painted.
Most of the rooms will have smoothened and painted (white) ceilings of concrete building panels. Some rooms will have plasterboard ceilings, which will be constructed in wet rooms and entranceways, as well as partially in kitchens and other rooms to cover utility lines. The plasterboard ceilings will be smoothened and painted white.
Interior room doors are covered with oak veneer.

Utility systems

Heating: Heating is provided by an air-to-water heat pump, with outdoor unit installed on the roof of the building. All rooms include water-based floor heating, adjustable via wall-mounted thermostat controllers. Floor heating collectors are wall-mounted and located in the entranceway cabinet on the first floor or in the bedroom adjacent to the wet room on the second floor.

Ventilation: The building is ventilated by a heat-recovery air handling unit with a supply and extract function. The air handling units are installed on the ceilings of entranceway cabinets. In addition to general air exchange, the system is designed with the possibility of connecting kitchen hood ducts.

Water supply and drainage: Hot water of the building will be produced by the air-to-water heat pump. The heat pump includes and integrated hot water boiler.
The sanitary ware described in the specification of the interior finishing materials is included in the price of the building and will be installed in the course of construction.

Power supply and weak current: Electrical installation, computer network and TV network of the building will be built according to design documents. Power sockets and switches will be installed according to design drawings.
The rooms will be provided with cabling for ceiling lamps, with selection and installation of lamps being the responsibility of the owner and not included in the price of the building, except for the lamps of the storage shed, car shelter, entrance door, wet rooms and entranceways, which are included in the price. The specifications of lamps are provided in the design documents. The main switchboard is located in the storage room on the first floor, while the weak-current switchboard is located in the entranceway cabinet niche of the first floor.
