The Home Port residential complex lies on the shores of Tallinn Bay, with Noblessner Marina, the Seaplane Harbour and the suburb of Kalamaja as its neighbours. The Old Town and city centre are a mere stone’s throw away, the area around you is renowned for its wealth of natural beauty.

The Noblessner Home Port development project encompasses four apartment buildings with  200 apartments and close to 3,700 m² of office and retail space. In addition to the Staapli 3 and 4 buildings in the future will be constructed also houses Staapli 8 and 12.

The first building forming part of the Noblessner development project will be erected at Staapli 4, just seven metres from the water’s edge, by the end of 2017. A residential building with commercial premises, it is to be constructed right next to Noblessner Marina. Rising to six storeys, it will be home to 66 apartments, with businesses on the ground floor. Light-filled 1-5-room apartments ranging from 50 to 150 square metres and featuring a carefully-conceived plan right down to the details are nearing completion in the Staapli 4 apartment building.

The 6-storey building with 105 apartments and interior courtyard at Staapli 3 will be completed by the end of 2018. The size of Staapli 3 1–5-storey apartments range from 26–140 square metres and they offer nice views to the sea, interior courtyard and inner streets.

The apartments, which will have an energy class B rating, are characterised by high ceilings, large windows, glassed-in balconies and terraces and stunning views of the sun setting over the sea, the yachts at the marina or Krusenstern Square. Some of the apartments come with a sauna and are ready-made for a fireplace – all so you’ll truly feel at home. Apartments have heat exchange forced air ventilation system and floor heating. Homebuyers can choose from six interior finishing packages, developed in cooperation with interior architects Eeva Masso and Katrin Tammsaar.

Noblessner’s exterior design is inspired by European harbourside living, with a focus on people – providing them with a range of residential, recreational and transport opportunities.

The underground parking level, which takes in the entire quarter, leaves space above ground for pedestrians and cyclists. The green courtyards guarantee privacy and relaxation, while those who love fresh air and the sea breeze will enjoy the leisure opportunities provided by Krusenstern Square (at the heart of the residential block), the seafront promenade, the marina and the outdoor cafés and restaurants.

All four Kodusadam apartment blocks are linked via the car park beneath them. This level provides both parking and storage space and ensures easy driving within the residential area whatever the weather. A total of almost 280 parking spaces are planned for future residents here, with a standard parking space costing €16,000 and a slightly larger space €20,000.

The parking level will also be home to residents’ storage space. Each apartment will come with its own store room, included in the purchase price.

The locks of the apartments are provided with master keys so that the apartment owner can use one key to conveniently open the door of the staircase, apartment, utility and garbage rooms.

The price per square metre of the apartments in Staapli 4 building ranges from 2,390–4,350 euros and in Staapli 3 building from 1,711–3,553 euros.
